Flat Roofing in the Shenandoah Valley
Flat roofs are not truly flat — they are built with a slight fall so water runs to the drainage rather than sitting on the surface. When that fall is inadequate, or a low spot develops as the structure settles, water ponds and the membrane is under constant load.
Flat and low-slope sections turn up on houses as well as commercial buildings: porch roofs, extensions and dormers. They are worth inspecting separately from the main roof because they age differently and fail differently.

Why does my flat roof hold water?
Either the fall built into the roof is insufficient, or the deck has settled into a low spot. Both are correctable, but the covering alone will not fix it.
Can a flat roof be repaired rather than replaced?
Often, where the damage is localised and the deck below is sound. An inspection will tell you which situation you are in.
